Why a pre-handover inspection in Hyderabad matters
When a builder calls to say your flat is ready, the pressure to "just take possession" starts immediately: maintenance charges begin, the final instalment is due, and your rented home may be on notice. But once you sign the possession letter and move in, proving that a defect existed at handover becomes much harder.
A pre-handover inspection in Hyderabad lets you document every defect and incomplete item while the builder still has every incentive to fix it. This checklist covers what to inspect, in what order, and how to use the findings.
Before you visit the flat
- Keep your agreement of sale, the brochure or specification annexure, and the sanctioned floor plan with you.
- Confirm that the occupancy certificate (OC) has been issued or is in process. Possession of a building without an OC is a risk worth raising with your lawyer.
- Check the RERA registration number of the project on the Telangana RERA website and compare the promised completion date.
- Visit in daylight, ideally with switches on and water supply connected. Poor light hides most finishing defects.
- Carry a torch, a phone charger (for testing sockets), a small level or marble, a coin or key to tap tiles, and a bottle of water.
Pre-handover inspection checklist for Hyderabad flats: room by room
Entrance and living areas
- Main door: alignment, smooth closing, lock and latch, peephole, gaps at the frame.
- Walls and ceilings: hairline cracks, patchy plaster, uneven corners, paint shade differences, stains that hint at seepage.
- Flooring: tap each tile. A hollow sound means poor bonding. Check for level, lippage between tiles, and uneven grout lines.
- Windows: smooth sliding, locks working, glass free of scratches, gaskets and sealant intact.
Kitchen
- Platform level, slope toward the sink, and no cracks in granite or quartz.
- Sink drain: run water for a few minutes and confirm it clears without pooling.
- Electrical points for chimney, hob, refrigerator and mixer, and an exhaust fan point.
- Dado tiles, joints and corners; look for hollow spots and chipped edges.
Bathrooms
- Floor slope toward the drain. Pour a bucket of water and watch where it goes; standing water is a classic sign of a poorly set slope.
- Test every tap, shower and flush. Check hot and cold lines are not reversed.
- Look for damp patches on the wall shared with the bedroom or passage. This is a common early sign of waterproofing issues.
- Check the geyser point, exhaust fan, and door shutter for swelling or poor sealing.
Balconies and utility areas
- Slope away from the building, and drain outlet working. Pour water and watch.
- Railing height and firmness; no wobble.
- Cracks at the junction of balcony slab and wall.
Electrical and plumbing checks
These are the items buyers most often skip because they cannot be judged by eye alone.
- Electrical: test every switch and socket, check that the DB is labelled, that MCBs and RCCB/ELCB are present, and that earthing is provided at every power socket. Confirm provision for AC, geyser and chimney loads.
- Plumbing: check water pressure at the highest and lowest fixtures, look for dripping joints beneath basins and sinks, and confirm overhead and underground tank connections, where applicable.
- Dampness: a moisture meter and thermal camera reveal wet walls and ceilings that look dry. If you do not have them, look for bubbled paint, efflorescence (white powder) and musty smells.
Bedrooms, doors and windows
- Open and close every door and window several times. Look for rubbing, gaps, loose hinges and locks that stick.
- Check wardrobe walls and corners for damp patches, since external-facing bedroom walls take the most rain.
- Count the switches and sockets against the electrical layout. AC points should have a dedicated, properly rated line.
- Look at ceilings in all rooms for stains, sagging plaster or uneven finish, especially on the top floor.
Common areas and building services
Your flat is only as good as the building around it. Ride the lifts, walk the staircases and check fire exits are unobstructed. Look at the terrace drainage, the sump and overhead tank access, the generator backup arrangement, and whether the promised parking slot is marked and usable. Poorly finished common areas often hint at how the builder will handle later maintenance.
Check the paperwork against the flat
- Carpet area: measure the usable area of each room and compare with the carpet area in your agreement. See our guide to RERA carpet area verification.
- Specifications: brand and grade of tiles, sanitaryware, CP fittings, switches and doors as promised in the annexure.
- Parking and common areas: allotted slot, lifts, staircases, fire exits, and amenities that were promised.
- Dues: final demand letter, corpus fund, maintenance deposit and any extra charges not in the agreement.
Your rights under RERA
Under the RERA Act, a promoter is responsible for rectifying structural defects and workmanship, quality or service defects that are brought to their notice within five years of handing over possession, generally within 30 days and without extra charge. That is a useful protection, but it is easier to enforce when the defects were recorded in writing at the time of handover.
How to handle the snag list
- Write down every defect with photos, labelled by room.
- Email the list to the builder's customer-relations team and ask for a timeline for rectification.
- Re-inspect after repairs. Many defects are "fixed" cosmetically, so confirm the underlying issue, such as a leak, is gone.
- Accept possession only once critical items are done, or make a written, dated commitment for the rest, ideally with a portion of the final payment held until completion.
When to bring in an engineer
A well-prepared buyer can catch many cosmetic issues. But hidden problems such as concealed leaks, weak earthing or hollow flooring are easier to find with instruments. Our engineers carry out a documented pre-handover inspection with a photo report you can send straight to the builder. When you are ready, book your inspection before the possession date.
